Introduction
We are proud to be one of only 5 people who can do the mandatory rental inspections for the City of Independence and Buckner. It started in 2007 working with landlords to help provide maintenance, rehabs, and services to help maintain properties. We started with one driving idea. Treat people the way you want to be treated, and never compromise our integrity. Still today we do very little advertising because we do good work, at a fair price, and remember how to treat a customer.
We grew to several crews doing rehabs, but found there is an even bigger need. Investors need eyes on the ground that they can trust. In 2015 we started doing inspections for home buyers, investors, and rehab companies. We do inspections to verify work done, and draw inspections for contractors. There has been enough demand that we no longer do rehab and maintenance work, we use our years of experience to guide others in their property investments. Our years of experience in the industry serves to provide unique insights, and can often spot hidden defects.
With many years of experience working with investors, realtors, and rehab companies, we work to provide trusted third-party evaluations of properties both residential and commercial. Our system is often to provide preliminary inspections on properties prior to rehab. This gives us the advantage of seeing where problems are while the “history” is still visible.
For the seller, our process gives you a punch list of mechanical, structural, roof, etc defects early in the process. This allows repairs of defects during the rehab process.
For the buyer, we don’t work for any specific rehab company, and although we have loyal clients…. We do not have any client that is large enough to make us compromise our integrity. We provide years of experience in rehabs, repairs, and inspections that have focused on investors. We evaluate property for defects, verify repairs during rehab, and focus on things important to investors.
We provide residential, multi family, commercial, and special inspections tailored to investors. We provide full inspections, limited scope inspections of major items, reinspection to verify repairs, and consulting during the rehab process.
With clients all over the world, we form long term relationships with investors. We provide ongoing services to many investors by providing follow up inspections after the purchase. Many investors use us directly or through their property manager to do annual inspections to help identify potential problems, or issues a tenant may not have reported. We also have investors that use us to verify work done on their properties, and draw inspections for lenders/investors.

Full Inspections
This is the traditional top to bottom inspection for home buyers, investors, warranty inspections, and full maintenance checks.
Investor Inspections
This is a scaled back inspection that many investors are looking for. It is cheaper since we check just major components such as roof, electric, foundation, and rooms with plumbing. Basically looking for the big ticket items that can be game changers in property acquisition.
Draw and Final Inspections
We do draw inspections for lenders/investors to verify work completed when a contractor is asking for a draw. Final Inspections are frequently used by rehab companies that have had us do a preliminary rehab inspection. We do either a full or investor inspection prior to work completion on the rehab. That gives us defects while they are still visible, and then the final is going back to insure the items we found the first time are completed.
Walk and Talk
Walk through of a property looking for areas of concern. We do not do in depth testing, and we do not do pictures or a report for a Walk Through. You are welcome to take notes. We find something significant enough to cancel a contract, we provide a letter summarizing the defect. Often investors do this as a cheap way to get a trained set of eyes on a property without the time and cost of full inspections.
Rehab Consultation
We work with investors and contractors to help verify repairs, plan improvements, and insure work is being done properly. This is done either as a flat rate for the project, or hourly consulting. As investors know, a scope and an inspection are very different things. We do not do the scope, and we do not manage the project since it is important that we remain neutral.
Rental Ready for Independence and Buckner rental licenses
We are one of five people that can do the mandatory city rental ready inspections. With our background, we are in a unique position to understand the concerns of landlords and tenants. We also do minor things like install Smoke Detectors, Batteries, and Carbon Monoxide detectors if something simple will make a unit pass rather than having to send maintenance people and then do a second inspection.
